Q: What does the River Valley Ranch Master Association (RVRMA) do?

A: The RVRMA is responsible for all community operations at RVR with the exception of the golf course, private property, public streets and utility services (water, sanitation, sewer, TV, telephone, electricity and natural gas). The RVRMA also provides additional services for additional fees to Old Town and The Settlement as established by the Master Declaration.

Q: Who has access to and the right to use the Ranch House and other RVRMA owned facilities?

A: Owners, Members and Registered Guests only; there is no public "daily fee" access allowed. All Owners have access to the facilities upon completion of the Ranch House membership forms. There are also a limited number of Tennis and Fitness memberships available for sale seasonally to the general public. Also, if you have leased your home, those tenants may be assigned your access privileges to the Ranch House. Additionally, if an Owner has an accessory dwelling unit on their property, those lease tenants may be granted access to the Ranch House for a monthly fee.

Q: Who owns and operates the Golf Course?

A: The River Valley Ranch Golf Club is separately owned and operated by River Valley Golf, LLC. The Club is managed by General Manager and PGA Professional, Alden Richards. The Jay Morrish designed, 18-hole Championship Golf Course is typically open April through October. The golf course is public.

Q: What about the Sales Barn, aka The Old Thompson Barn, and Real Estate at RVR?

A: The Old Thompson Barn/Sales Barn is home to Destination Holdings Real Estate. Designation Holdings is owned and operated by managing Broker, Brian Leasure. Brian and his onsite sales team are RVR real estate specialists. Whether you plan to buy, sell, rent or require property management services at RVR, Destination Holdings is a boots-on-the-ground resource.

Q: What about the Town of Carbondale responsibilities?

A: The Town owns and operates the public streets at RVR and also the sanitary sewer and potable water services. The Town is responsible for repair, replacing and maintaining all public streets at RVR including snow removal and for all paved bike paths and walking trails at RVR. The Town also issues all building permits at RVR.

Q: Who provides snow removal?

A: The Town of Carbondale is responsible for snow removal on public streets, paved bike paths and paved walking trails at RVR. There are several neighborhoods in RVR which have contracted for snow removal for driveways, walks and alleys.

Q: Who provides irrigation water at RVR?

A: All irrigated areas at RVR including, parks, rights-of-way, open spaces, the community forest and private lawns and landscaping, are irrigated by raw water from the Crystal River. Irrigation water delivery is a joint effort between the RVRMA and the Golf Course Owner. The RVRMA issues a Reimbursement Assessment each year for that year's irrigation water service to private irrigation systems. The Reimbursement assessment only applies to those that are beneficial users of the irrigation system. If you have not yet built a home on your lot and are not irrigating any private landscaping, the annual Reimbursement Assessment does not apply to you.

Q: Does the RVRMA provide residential trash and recycling collection services?

A: RVR provides same-day, single-provider trash and recycling collection services.  For more information on trash and recycling services at RVR, click HERE.

It is important to note that trash may only be placed at the curb after 6 a.m. the day of pick-up; trash and recycling containers must be removed not later than 8:00p.m. on collection day. This is to prevent wildlife, primarily black bears, from finding trouble in your trash at RVR. This also assists in keeping raccoon, coyotes and domestic animals from getting into and spreading garbage around the neighborhood.

 

Q: How does delivery of the US Mail work at RVR?

A: The central mail facility for all of RVR is located in the foyer of the Ranch House. The mail is delivered by the United States Postal Service (USPS) and the mail room is considered to be a US Postal facility. The foyer is open 24 hours a day, year-round for mail pick-up and drop-off. While the mail is being delivered, there is no access to the mail room until the USPS has completed delivery. The mail is typically delivered by 4 pm Monday through Saturday.

To know whether or not the mail has arrived, either look for the green mail flag at the street in front of the Ranch House or check the RVRMA website and look for the green mail icon on the upper left of the homepage. If the mail icon is red, that means the mail has not yet been delivered that day.

 

Q: What is the Design Review Committee and how does it work?

A: The Design Review Committee (DRC) is a three-member panel appointed by the Executive Board of Directors on a periodic and as needed basis. The DRC is currently comprised of two licensed architects and a licensed landscape architect. Basically, any exterior improvement, alteration, addition, or renovation to the exterior of a home, landscape, driveway, walkway, fences etc., needs to first be approved in writing by the DRC. The DRC typically meets the first and third Thursday of each month.

Q: What activities and functions are provided at the Ranch House?

A: The Ranch House is activity central for RVR! The Ranch House boasts five Har-Tru tennis courts, a first class fitness facility, an aquatics center, an indoor/outdoor lap pool, two outdoor spas and steam rooms in each locker room. Activities include swim and tennis programming and fitness classes and personal training. The Ranch House also hosts events, functions, presentations and lectures. The Ranch House Great Room and Juice Bar (liquor licensed) also provide a relaxing, comfortable gathering place for members, guests, friends and family. All Ranch House activities are generally included in the monthly dues with the exception of swim instruction, personal training, tennis clinics and private lessons, and certain special events.

Q: If I have guests visiting, will they have access to the Ranch House?

A: Yes. Each RVRMA owner may pay a daily guest fee for their registered guests. Members must accompany their guests to check them in and are responsible for their guests' charges and adherence to the Ranch House Rules and Regulations.

 

Q: When does the pool open and what are the hours of operation?

A: The Ranch House Aquatics Center features a large recreational pool with a water slide and water fall along with a toddler wading pool with a zero depth entry and splash guns. The Aquatics Center also has two outdoor Jacuzzi spas and an indoor/ outdoor Junior Olympic lap pool. The rec pool, waterfall, slide, wader pool and splash areas typically open the Friday of Memorial Day Weekend and close on Labor Day.

The pool opens with the Ranch House but there are no lifeguards on duty until 11:00 am. This is also when the water slide may be turned on. The pool closes about half an hour before the Ranch House closes. As with any outdoor pool, the pool may be closed temporarily if lightning or inclement weather makes it unsafe for individuals to be in the pool. The lap pool and hot tubs are open year round.

The lap pool and hot tubs open with the Ranch House and are unguarded year round. The pool and spas also close about a half an hour before the Ranch House.

 

Q. What does the RVR Tennis program offer?

A: The RVR Tennis Program is headed up by USPTA certified Tennis Director, Cristina Sirianni. There are 5 Har-Tru (clay) courts at the Ranch House and two hard courts at Triangle Park. The Tennis season typically starts the third week of April and ends mid-October, subject to weather.

The tennis program consists of open play, private and group lessons and clinics, kids programming, functions and events. RVR also has a robust USTA league program providing players both competitive and social singles and doubles play. RVR is proud to host the River Valley Ranch Tennis Classic each year in late June. The Classic is a United States Tennis Association (USTA) sanctioned tournament and is considered to be the best USTA tennis tournament in our region, attracting players from the Front Range, Western Slope and Roaring Fork Valley.

The RVRMA does sell a limited number of tennis memberships to tennis players who are not residents of RVR.

Q: Are there other services offered at the Ranch House?

A: Yes. RVRMA provides Notary services to members, free of charge. Two members of the Ranch House staff are available to provide these services at the Ranch House administrative office.

Crystal Resort Cleaners provides dry-cleaning pick-up and drop-off services. There are service order forms located on the shelf in the coat closet. Crystal Resort Cleaners picks up and drops off Monday, Wednesday and Friday between 10:30 and 11:30am. They may be reached by telephone at (970)948-4122 or (970)963-0852.
